As Summer approaches and the temperatures rise, your Camden maintenance team works hard to prepare your apartment homes for the warmer months ahead. One of the best ways to ensure a comfortable living environment and avoid potential issues is through preventative maintenance.

Here are ways for YOU to optimize how your AC functions during warmer months. Plus, keep reading for crucial maintenance tasks your teams are already doing behind the scenes for the upcoming summer season.

Remove personal belongings from your AC closet

Not every home has AC closets because some air handlers are in your ceiling. Most of the time, they are located above your bathtub. When I lived at Camden Greenway, I thought I had an extra closet with additional storage space.

However, I later discovered you’re supposed to keep this space free because it’s where air enters so that it can recirculate to your apartment. When there is obstruction, air can’t circulate as effectively as it should.

Inspect your own AC filter and even request a new one

Maintenance is more than happy to provide you with an AC filter upon your request. Everyone’s home is different. Things such as apartment size, number of occupants, lifestyle, and AC type will affect how your filters air, so some may need them replaced sooner than others.

Close your blinds during the day when you’re not home. This will help retain the cool air inside your home.

Instead of turning off your AC when you are not home, simply raise the temperature on the thermostat

Surprisingly, leaving your AC on AUTO and set to a higher temperature while you are away will help your air conditioner reach a comfortable temperature quicker when you return home.

If left off for the day, your AC will have to work harder to reach the desired temperature because your home will be warmer than if you had left it on in the first place. This may cause you to receive a higher electric bill, too, and who wants that?

Next are the tasks your Camden maintenance teams are tackling to get your home prepared for the heat.

1. Replace Filters We start by replacing the air filters in your HVAC system. Over time, filters can become clogged with dust, pollen, and other debris, reducing airflow and efficiency. By replacing filters regularly, your indoor air quality greatly improves and ensures that your air conditioning system operates at its best during the hot summer months.

2. Clear AC Lines Next, we clear the condensation lines of your AC. This is essential for preventing water damage and maintaining optimal performance. Over time gunk and other debris can accumulate in the lines, leading to clogs and potential leaks. By clearing the lines before the summer heat sets in, we can prevent costly water damage and major headaches by ensuring that your AC unit runs smoothly.

3. Check Coils When conducting our quarterly preventative maintenance, we inspect the coils on your air conditioning unit for any signs of dirt or debris buildup. Dirty coils can hinder airflow and reduce the efficiency of your cooling system, leading to higher energy bills and potential breakdowns. Regularly cleaning the coils will help improve efficiency and prolong the life of the AC units.

4. Inspect Exterior Condenser Units We take a closer look at the exterior condenser unit of your air conditioning system by removing any debris, such as leaves, grass clippings, or dirt, that may have accumulated around the unit. Ensuring proper airflow around the condenser unit is crucial for optimal performance and efficiency.

By completing these maintenance tasks before the summer season kicks into high gear, we ensure that your apartment home is ready to handle the heat. From improving indoor air quality to maximizing energy efficiency, your maintenance team is working hard to conduct preventative maintenance so you can enjoy a comfortable and worry-free summer.
