Development
Camden's
use of in-house development staff and construction managers
provides greater control and a more efficient delivery of
our projects, and enables us to achieve exceptional development
yields. Potential projects undergo the same intense analysis
as acquisitions, including examination of land use patterns,
rental rates, permitting, design construction, leasing and
maintenance. We also incorporate customer input and study
marketplace trends to create a product that meets the needs
of our residents' lifestyles.
Camden maintains a mix of property types - from upscale urban to affordable housing in established suburban neighborhoods - which appeal to differing consumer demographics and lifestyles. This geographic and product diversification maximize our operational stability and minimize our exposure to fluctuations in regional economics and consumer preferences.
Camden Development will pursue opportunities in its core markets. In addition to these markets, Camden Development is branching out into the Northern California, Southern Florida, and metropolitan areas surrounding Washington D.C., as well as areas in the Northwest U.S. region. Camden Development may consider additional growth markets where a critical mass of assets may be assembled or as part of a multi-city portfolio.
Dispositions
Complementing
our acquisition and development strategies, Camden is constantly
improving the quality of our portfolio through strategic dispositions.
The decision to sell may be based on declining market conditions,
escalating operating costs or changing conditions or demographics
that impact its ability to add value to the portfolio in the
future. Camden's disposition process focuses on maximizing
price from the most qualified buyer while minimizing marketing
time.
Construction
Camden's
construction arm provides project management and building
services for the multifamily and commercial industries. With
these capabilities in-house, we are better able to control
the construction process and realize higher quality at lower
costs. This approach enables greater interaction and coordination
between the development, building, leasing and management
functions, resulting in apartment homes that are more attractive,
easier to maintain, and more profitable for years to come.
Because of our depth of experience with commercial, retail
and multi-level construction, we are able to provide the same
